Since Shelter in Place in Bay Area was issued due to COVID-19, one might think that real estate came to a stand still in Tahoe/Truckee. I was able to close a property myself in Alpine Meadows even after the resort closed and a statewide shelter in place was issued, which surprised me as well. I decided to take a look solely at the last 17 days. It is true that there were many cancellations of contracts due to cold feet, inability to close due to lost jobs etc, but the truth is I think this will look a lot like last March all things said and done. I look forward to providing Q1 Market Report soon.
Since March 14th (roughly 17 days from today) 66 homes have CLOSED, 83 Million in sales volume at an average of $1.202M.
50 homes that have gone INTO ESCROW since March 14th, 2020, 49 Million set to close by end of April at an average sales price of $996,000.
Please feel free to call and discuss candidly what this may mean for both buyers and sellers.
